Do Commercial Roof Maintenance Plans Include Repairs?
Some commercial roof maintenance plans include minor repairs, but the word “maintenance” does not tell you which tasks are covered. Before choosing a plan, confirm what happens during a scheduled visit, what counts as an included repair, and who approves work beyond that limit.
Alpha Commercial Roofs’ Maintenance/Leaks page lists a report of findings and minor repairs as part of its preventive-maintenance scope, and describes quarterly, twice-yearly, and annual inspection options. The page does not set one repair allowance for every building, so ask for the written limit and approval process for the plan you are considering.
Follow the repair decision from finding to approval
Use this example workflow to review a service scope. It shows the questions to ask; it does not describe Alpha’s contract terms.
Start: The visit report names the condition and its location.
Check the written plan: Is this task included, and is it within the stated limit?
-
Included and within limit
Complete only the defined task. Record the location and work performed.
-
Outside scope or over limit
Document the finding, provide a separate scope or price, and get the named approval before extra work begins.
-
Scope or cause unclear
State what remains unknown and recommend the next review before treating a guess as a repair scope.
Example only: the written plan sets actual tasks, limits, and approvals. This diagram is not a statement of Alpha’s terms.
Ask these three questions before you sign
- What repair types are included? Ask whether the allowance covers labor and materials, and whether its limit applies per task, visit, or plan term.
- Who approves extra work? Confirm how the contractor will provide a scope and price, who can authorize it, and whether after-hours or leak calls follow a separate process.
- What will the visit report show? Ask for the areas reviewed, tasks completed, open findings, and the requested next step. For more on report details, see what a commercial roof inspection report should tell a building owner.
Try one hypothetical example before choosing a plan: if a visit notes a possible flashing issue, is that reported only, repaired under a defined allowance, or sent back to you for approval? The written scope should make the handoff clear.
